Kalamazoo is a college and health-care town halfway between Chicago and Detroit, home to Western Michigan University and Kalamazoo College. Typical home values in the metro are about $274,000 and typical rent about $1,290, or about 0.47% a month, with both rising about 4% to 5% over the past year. It's a steady market, not a fast one: jobs are about 1% above 2019 and the population has grown slowly. The City of Kalamazoo registers and inspects every rental, including short-term rentals, and limits STRs to certain zoning districts. Michigan bars rent control. We have 3 vetted agent partners here, and two of them invest themselves.

Buy-and-hold rentals

Rental purchases from partners who invest themselves, including one who has been an agent and investor in Battle Creek for 10 years.

Conservative cash-flow underwriting

Deals run on conservative numbers, from a partner who vets every deal carefully before recommending it.

Michigan landlord-tenant basics, plus Kalamazoo's rental certification

Michigan's security deposit act (MCL 554.601 and following) and the summary proceedings statute (MCL 600.5714) cover most of what investors ask about. The City of Kalamazoo adds registration and inspections:

  • Security deposit: capped at 1.5 months' rent (MCL 554.602). Within 30 days after the tenancy ends, mail the tenant an itemized list of damages with a check for any balance (MCL 554.609).
  • Inventory checklists: give the tenant two blank move-in checklists; they have 7 days to return one. At move-out, complete a checklist listing the damages you claim (MCL 554.608).
  • Nonpayment: serve a 7-day demand for possession (court form DC 100a). If the tenant hasn't paid or moved out after 7 days, you can file in district court (MCL 600.5714).
  • No rent control: MCL 123.411 bars cities, villages, townships and counties from controlling private rents.
  • New in 2025: since April 2, 2025, Michigan's Elliott-Larsen Civil Rights Act bars turning down tenants because of their source of income, including Housing Choice Vouchers, Social Security, veterans' benefits and child support.
  • Kalamazoo: every rental in the city must be registered and pass periodic inspections to get a Certificate of Compliance under the city's Housing Code. A standard certificate lasts 28 months, with longer terms for owners with a good track record. There's an annual registration fee plus per-unit inspection fees.
  • The owner or local agent schedules renewal inspections; the city's reminders are a courtesy only. If you don't live within about an hour's drive, you must name a local agent.
  • Buying a rental? The city offers a pre-sale inspection, with the seller's written permission, that shows what the property needs to be certified.
  • Portage, Battle Creek and the surrounding townships are separate governments with their own rental rules.

Short-term rental rules in Kalamazoo

The City of Kalamazoo treats short-term rentals as rentals and as a commercial use:

  • Zoning: the city's zoning ordinance treats short-term rentals as a commercial enterprise, allowed only in certain zoning districts. Check the parcel with the city's zoning administrator before you buy.
  • Registration and inspection: short-term rentals listed on Airbnb or Vrbo must be registered and pass the same periodic inspections as other rentals.
  • Michigan's 6% use tax applies to rooms and lodging rented for a month or less. Platforms collect it on their bookings; direct bookings are on you.
  • Portage, the townships and nearby lake towns set their own STR rules.

Kalamazoo FAQ

Questions investors ask about Kalamazoo

Who will I work with in Kalamazoo?

+

We have 3 vetted agent partners who cover Kalamazoo. One has been an agent and investor in Battle Creek for 10 years and runs conservative numbers; one has 10+ years selling across Southwest Michigan; and one is an investor himself who also covers Grand Rapids, Lansing and the lakeshore. We match you with the one that fits your deal.

Is Kalamazoo a good market for cash-flowing rentals?

+

Not at median prices: typical rent is about 0.47% of typical home value a month. Older homes and small multifamily bought below median, in Kalamazoo or Battle Creek, are where the numbers can work. Underwrite on today's rents, real repair costs and the cost of getting the rental certified.

Do I need to register a rental in Kalamazoo?

+

Yes. Every rental in the City of Kalamazoo, including short-term rentals, must be registered and pass periodic inspections for a Certificate of Compliance. If you're buying, ask for a pre-sale inspection so you know the repair list up front.

Can I run an Airbnb in Kalamazoo?

+

Only in certain zoning districts: the city treats short-term rentals as a commercial use. They must also be registered and inspected like other rentals, and Michigan's 6% use tax applies to stays of a month or less.

Is Michigan landlord-friendly?

+

Mostly. Deposits are capped at 1.5 months' rent, nonpayment cases start with a 7-day demand for possession, and cities can't impose rent control. Since April 2025, landlords can't turn down tenants because they pay with a voucher or other benefits.

Can I invest in Kalamazoo if I live out of state?

+

Yes, but you'll need a local agent on file with the city if you live more than about an hour away, and a property manager who knows the inspection program. Pick an agent who will walk properties for you.

What does it cost to get matched with a Kalamazoo agent?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
