Lansing is a state-capital and college town: state government, Michigan State University in East Lansing, hospitals and GM's area plants keep demand steady. Typical home values in the metro are about $250,000 and typical rent about $1,280, about 0.51% a month, with rents rising faster than prices over the past year. That's under the 1% rule, so well-bought older homes and small multifamily are where cash flow lives. The City of Lansing requires rentals to be registered, inspected and certified. Michigan bars rent control. We have 3 vetted agent partners here, and all three own or focus on investment property.

Duplexes and small apartment buildings, from a partner who owns small multifamily and lists multifamily as a specialty.

Michigan landlord-tenant basics, plus Lansing's rental rules
Michigan's security deposit act (MCL 554.601 and following) and the summary proceedings statute (MCL 600.5714) cover most of what investors ask about. The City of Lansing adds registration and inspections:
- Security deposit: capped at 1.5 months' rent (MCL 554.602). Within 30 days after the tenancy ends, mail the tenant an itemized list of damages with a check for any balance (MCL 554.609).
- Inventory checklists: give the tenant two blank move-in checklists; they have 7 days to return one. At move-out, complete a checklist listing the damages you claim (MCL 554.608).
- Nonpayment: serve a 7-day demand for possession (court form DC 100a). If the tenant hasn't paid or moved out after 7 days, you can file in district court (MCL 600.5714).
- No rent control: MCL 123.411 bars cities, villages, townships and counties from controlling private rents.
- New in 2025: since April 2, 2025, Michigan's Elliott-Larsen Civil Rights Act bars turning down tenants because of their source of income, including Housing Choice Vouchers, Social Security, veterans' benefits and child support.
- Lansing: every rental in the city except an owner-occupied single-family home must be registered with Code Compliance and pass an inspection to get a Certificate of Compliance. Failed items get a correction notice with 30 days to fix. The owner or manager schedules the inspections, and renting without certification can bring fines or an order to vacate.
- Check the city's online housing portal before you buy: it lists registered rentals and when each certificate expires. A local investigation found fewer than half of identified Lansing rentals were certified, so don't assume a seller's rental is.
- Suburbs differ: East Lansing, Meridian Township (Okemos) and other nearby cities and townships have their own rental rules.
Short-term rental rules in Lansing
Lansing doesn't ban short-term rentals, but the city treats them as rentals:
- If you don't live in the house, a short-term rental must be registered as a rental with the city's Code Enforcement office, like any other rental.
- Zoning rules apply on top of registration. Check with the city's zoning administrator for the specific parcel.
- The city warns that renting out a home can cost you Michigan's principal residence exemption, which raises the property tax bill. If the exemption is revoked, the property must be registered as a rental.
- Michigan's 6% use tax applies to rooms and lodging rented for a month or less. Platforms collect it on their bookings; direct bookings are on you.
- Demand peaks around MSU football, graduation and legislative sessions. East Lansing and other suburbs set their own STR rules.

Before you make an offer on a rental property, you need more than a gut feeling. Here is the step-by-step framework serious investors use to stress-test a deal on paper first.
Choosing the wrong real estate agent on an investment deal costs more than the commission. Here is the exact checklist investors use to vet an agent before trusting them with the deal.
Buying a rental out of state comes down to one thing: the quality of your local agent. Here is the five-step process that keeps investors from getting burned.
About 100 miles west on the Lake Michigan shore, under the same Michigan law, with one of the same agents.
About 90 miles east: the state's biggest metro, with cheaper city stock and stricter rental certification.
About an hour west on I-96, under the same Michigan law.
About an hour southwest, under the same Michigan law.
About an hour southeast on US-23: a university market; one partner covers both.
Questions investors ask about Lansing
Who will I work with in Lansing?
+−
We have 3 vetted agent partners who cover Lansing. One is an investor himself who also covers West Michigan; one owns six single-family rentals plus small multifamily and focuses on Lansing, Okemos and East Lansing, with multifamily and commercial expertise; and one has 8+ years helping investors build rental portfolios across Lansing, Jackson and Ann Arbor. We match you with the one that fits your deal.
Is Lansing a good market for cash-flowing rentals?
+−
At median prices, not quite: typical rent is about 0.51% of typical home value a month. Older homes and small multifamily bought below median can cash flow, and rents rose about 5.5% over the past year. Underwrite on today's rents and real repair costs.
Do I need to register a rental in Lansing?
+−
Yes. Every rental in the City of Lansing except an owner-occupied single-family home has to be registered with Code Compliance, inspected and certified. Check the city's housing portal before you buy to see whether a property's certificate is current.
Can I run an Airbnb in Lansing?
+−
Yes. Lansing doesn't ban short-term rentals, but if you don't live there it must be registered as a rental, zoning rules apply, and Michigan's 6% use tax applies to stays of a month or less. East Lansing and nearby townships have their own rules.
Is Michigan landlord-friendly?
+−
Mostly. Deposits are capped at 1.5 months' rent, nonpayment cases start with a 7-day demand for possession, and cities can't impose rent control. Since April 2025, landlords can't turn down tenants because they pay with a voucher or other benefits.
Can I invest in Lansing if I live out of state?
+−
Yes. Pick an agent who will walk properties for you, help you get through the city's rental inspection, and connect you with a property manager. One of our partners lists property management as part of his focus.
What does it cost to get matched with a Lansing agent?
+−
Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
