How investors play it

How investors approach South Bend

South Bend is a cash-flow-leaning market with a slow economy. Typical home values in the metro are about $242,000 and typical rent about $1,300, or about 0.54% a month, and home values rose about 6% over the past year while rents rose about 3%. Notre Dame and the hospitals anchor demand, but jobs are below their 2019 level and the metro population hasn't grown in 15 years. Indiana is landlord-friendly, and cities can't regulate rents. South Bend does require rental safety inspections, and it's working on short-term rental rules. Tell us what you're looking for in South Bend and we'll look for an investor-focused agent who fits your strategy.

Buy-and-hold rentals

Older single-family homes and doubles at prices well below the national median. Typical rent runs about 0.54% of typical home value a month, so buying below median is what makes the numbers work.

Student and university-area rentals

Notre Dame, Saint Mary's and Indiana University South Bend create steady rental demand near campus, with student turnover and wear to budget for.

Event-weekend short-term rentals

Notre Dame home football weekends and graduation bring spikes in demand. Expect a short peak season, and watch for new city STR rules.

Indiana landlord-tenant basics, plus South Bend's rental inspections

Indiana is generally considered landlord-friendly. Most of the rules are in Indiana Code Title 32, Article 31. The points investors ask about most:

  • Security deposit: within 45 days after the tenancy ends and the tenant gives you a mailing address, return the deposit or send an itemized list of deductions with the balance (IC 32-31-3-12). Missing the deadline can cost you the right to keep any of it, plus the tenant's attorney fees.
  • Nonpayment: give at least 10 days' written notice. If the tenant pays in full within the notice period, the tenancy continues (IC 32-31-1-6).
  • No local rent control: state law bars cities and counties from regulating rents and many other landlord-tenant terms (IC 32-31-1-20).
  • South Bend: the Rental Safety Verification Program (Chapter 6, Article 14 of the city code) requires rental units occupied by someone other than the owner to pass an inspection against the property maintenance code before the city issues an inspection certificate. The city can also inspect after a complaint.
  • Michigan law, not Indiana law, applies to the part of the metro across the state line in Cass County, Michigan.

Short-term rental rules in South Bend

As of October 2026, South Bend's municipal code doesn't directly address short-term rental land use, and the city is working on rules:

  • A July 2026 presentation to the Common Council cited noise, parking and party-house complaints, absentee owners with no local contact, and complaint-driven enforcement, and laid out options for new STR rules. As of late August 2026, no ordinance had passed. Check the current status before you buy.
  • Stays under 30 days owe Indiana sales tax plus St. Joseph County's innkeeper's tax. Platforms collect on many bookings; direct bookings are on you.
  • HOA covenants can still restrict rentals. Read them before you're under contract.

South Bend FAQ

Questions investors ask about South Bend

Is South Bend a good place to buy a rental?

+

For cash flow bought below median, it can be. Typical rent is about 0.54% of typical home value a month, and Notre Dame and the hospitals keep demand steady. But jobs are below 2019 levels, population is flat, and prices are rising faster than rents, so don't count on growth to bail out a thin deal.

Can I run an Airbnb in South Bend?

+

Today the city code doesn't directly address STR land use, but the city is working on rules after complaints about party houses and absentee owners. Stays under 30 days owe state sales tax and the county innkeeper's tax.

Is Indiana landlord-friendly?

+

Generally, yes. Nonpayment needs only a 10-day notice, deposits must be returned or itemized within 45 days, and cities can't regulate rents. South Bend does require rental safety inspections.

Do I need a rental inspection in South Bend?

+

Yes. Under the city's Rental Safety Verification Program, units occupied by someone other than the owner must pass an inspection against the property maintenance code, and the city can inspect again after a complaint.

How do I find an investor-friendly agent in South Bend?

+

Tell us your strategy, budget and target area. We'll look for an investor-focused agent who works South Bend and fits what you're doing. It's free for investors. If you're open to West Michigan, we already work with vetted agents in Holland.

Can I invest in South Bend if I live out of state?

+

Yes, but budget for local help: a property manager who knows the neighborhoods near campus and the city's inspection program, and an inspector for older homes. Walk-throughs and rent comps for the specific street matter more than metro averages.
