Who you'll work with

Vetted investor agents across the Allentown metro

The Lehigh Valley is growing while much of Pennsylvania isn't, and that growth has pushed prices up. Typical home values in the Allentown-Bethlehem-Easton metro are about $363,000 and typical rent about $1,840, or about 0.51% a month. A median-priced rental won't cash flow at that ratio with a normal loan. Jobs are up about 6% on 2019 and 21% on 2010, and more Americans have moved in than out in each of the last three years. Pennsylvania's deposit and eviction rules are moderate, but Allentown and Bethlehem both license and inspect rentals, and Bethlehem sharply limits short-term rentals. Our vetted agent partner has more than 30 years in investment real estate, owns and manages rentals, and runs a local investors group.

Pennsylvania landlord-tenant basics

Most of Pennsylvania's rules are in the Landlord and Tenant Act of 1951. The Lehigh Valley's cities add their own rental licenses and inspections. The points investors ask about most:

  • Security deposit: capped at two months' rent in the first year of a lease and one month's rent from the second year on (68 P.S. § 250.511a).
  • Deposit return: within 30 days after the tenant moves out, return the deposit or send a written list of damages with any balance. Fail to pay the difference and you can owe double the amount wrongfully kept.
  • Nonpayment: a notice to quit for unpaid rent must give the tenant 10 days to leave (68 P.S. § 250.501). A lease can shorten or waive the notice only if it says so.
  • Allentown: every rental unit needs an annual residential rental license ($75 per unit, billed for the calendar year and due by December 31) and must pass a city inspection before the license is issued. The city also inspects properties before a sale closes.
  • Bethlehem: all rental units must be registered with the city and are inspected at tenant turnover. Units rented to three to five unrelated people are licensed and inspected every year.

Short-term rental rules in the Lehigh Valley

Rules differ by city. Bethlehem has the clearest and strictest rules. We didn't find a short-term-rental-specific ordinance in Allentown, so check with the city before you buy.

  • Bethlehem: short-term lodging is generally prohibited. An owner-occupied home can rent up to two bedrooms for stays of 24 hours to 30 days while the owner is present, and a whole primary residence can be rented only for stays of at least 7 days. Each property needs a short-term lodging license and an annual city inspection.
  • Allentown: a new zoning ordinance took effect January 1, 2026. Ask the city's planning and zoning bureau how it treats short-term rentals at a specific address. Rental units also need the city's annual rental license.
  • Easton and the surrounding townships set their own rules. Confirm zoning for the exact address.
  • Taxes: Pennsylvania's 6% hotel occupancy tax applies to stays under 30 days. Some platforms collect it for you. If you take direct bookings, you need your own sales, use and hotel occupancy tax license.

Allentown FAQ

Questions investors ask about Allentown

Which areas does your Lehigh Valley agent cover?

+

Our vetted agent partner covers the Lehigh Valley, including Allentown, Bethlehem and Easton. He has more than 30 years in investment real estate, owns and manages investment properties, and runs a local investors group. Tell us your strategy, budget and target area and we'll match you.

Does Allentown cash flow?

+

Not at median prices. Typical rent-to-price in the Allentown-Bethlehem-Easton metro is about 0.51% a month, so a median rental with a normal loan won't cash flow. The case for the Lehigh Valley is growth: jobs and population keep rising. Look below median or at small multifamily if you need cash flow.

Can I run an Airbnb in Allentown or Bethlehem?

+

Bethlehem mostly says no: short stays are limited to owner-occupied homes with the owner present, and renting a whole home requires stays of at least 7 days. In Allentown, check with the city's zoning bureau for the specific address. Either way, Pennsylvania's 6% hotel occupancy tax applies to stays under 30 days.

Is Pennsylvania landlord-friendly?

+

It's in the middle. Deposits are capped at two months' rent in the first year and one month after that, and a nonpayment notice to quit gives the tenant 10 days. Allentown and Bethlehem add city rental licenses and inspections.

Can I invest in the Lehigh Valley if I live out of state?

+

Yes. Each city has its own licensing and inspection rules, so work with an agent who knows them, walks properties for you, and can point you to property management.

What does it cost to get matched with a Lehigh Valley agent?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
