How investors play it

How investors approach Dalton

Dalton is a factory town: the self-described carpet capital, an hour and a half up I-75 from Atlanta and 30 minutes from Chattanooga. The rental math is better than most of Georgia: typical home values in the metro are about $246,000 and typical rent about $1,460, roughly 0.59% a month. The job base is the problem. The metro had about 77,000 jobs in 2007 and about 67,000 in 2025, and lost about 1,700 jobs last year. Population was flat for a decade and has grown only slightly since 2022. Georgia is landlord-friendly, and Dalton's STR rules are light. Tell us what you're looking for in Dalton and we'll look for an investor-focused agent who fits your strategy.

Cash-flow buy-and-hold

Modestly priced single-family rentals for workforce tenants. Dalton's rent-to-price is among the better ones in Georgia, which is the main reason to look here.

Value-add on older homes

Older houses bought below median and renovated, where the numbers work better than on a turnkey purchase.

Georgia landlord-tenant basics

Georgia's landlord-tenant law is in O.C.G.A. Title 44, Chapter 7. It's still landlord-friendly, but the Safe at Home Act (HB 404, signed in 2024) changed several rules for leases entered into or renewed on or after July 1, 2024:

  • Habitability: every residential lease is now deemed to include a promise that the home is fit for human habitation, and the landlord must keep it in repair.
  • Security deposit: capped at two months' rent. Return it within one month after the lease ends (or the tenant surrenders the unit), with a written list of any deductions. Landlords with more than 10 units (counting a spouse's and children's) or who use a management agent must also hold deposits in an escrow account and do move-in and move-out inspections, and can owe three times any amount wrongly withheld.
  • Nonpayment: give the tenant written notice and at least 3 business days to pay before you file a dispossessory in Whitfield County Magistrate Court. Once served, the tenant has 7 days to answer, and either side has 7 days to appeal a judgment. Lockouts and other self-help evictions are illegal.
  • No rent control: O.C.G.A. 44-7-19 bars cities and counties from regulating rents. Repeal bills are filed most sessions (HB 299 in 2025–26), but none had passed at our last review.

Short-term rental rules in Dalton

Dalton brought short-term rentals into its hotel-motel tax article in 2022 (Ordinance 22-01). The rules are light compared with bigger Georgia cities:

  • Hosts must collect the city's hotel-motel tax on stays of fewer than 30 continuous days. Airbnb and similar platforms usually collect and remit it; if you rent directly, you remit it yourself.
  • The city's 2022 clarification says only owners who also keep an office inside Dalton city limits need an occupational tax certificate (Dalton's business license).
  • Georgia adds a $5 per night state hotel-motel fee and sales tax, which platforms generally collect for you.
  • Demand is mostly business travel to the flooring plants and the convention center, not tourism. Whitfield County and HOAs can have their own rules.

Dalton FAQ

Questions investors ask about Dalton

How do I find an investor-friendly agent in Dalton?

+

Tell us your strategy, budget and target area. We'll look for an investor-focused agent who works Dalton and fits what you're doing. It's free for investors. If you're open to the Chattanooga area, 30 minutes north, we already work with vetted agents covering Chattanooga and North Georgia.

Does Dalton cash flow?

+

It can. Typical rent is about 0.59% of the typical home value a month, among the better ratios in Georgia. The catch is a shrinking job base and only three years of Zillow rent data, so underwrite on conservative rents and vacancy.

Is Dalton's economy a risk for landlords?

+

Yes. The metro had about 77,000 jobs in 2007 and about 67,000 in 2025, mostly because of the carpet and flooring industry's ups and downs. Newer manufacturing like the Qcells solar plant helps, but a single large employer cutting shifts can hit local rents and vacancy.

Can I run an Airbnb in Dalton?

+

Yes. Dalton requires hosts to collect the city's hotel-motel tax on stays under 30 days (platforms usually handle it), and only owners with an office in the city need an occupational tax certificate. Demand is mostly business travel, so don't expect resort-town rates.

Is Georgia landlord-friendly?

+

Mostly. There's no rent control, and evictions go through a fast magistrate-court dispossessory. Since July 2024, though, every lease includes a habitability promise, deposits are capped at two months' rent, and you must give 3 business days' written notice before filing for nonpayment.

What does it cost to use Agents Invest?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
