3 vetted investor agents across the Rossville metro

Rossville is the Georgia side of Chattanooga: a small Walker County city that runs right up to the Tennessee line on US 27, a few minutes from downtown Chattanooga. Investors come for Chattanooga's job market at North Georgia prices, under Georgia law. There's no Rossville-only data, so the numbers here are for the Chattanooga metro: typical home values about $323,000 and rent about $1,520, roughly 0.47% a month. That doesn't cash flow at median, but Rossville's older, cheaper stock is where flips and BRRRR deals happen. Georgia is landlord-friendly, with no rent control, and Chattanooga's strict STR zoning doesn't apply on this side of the line. Our three vetted partners work the Chattanooga area and North Georgia.

Fix & flip and BRRRR

Value-add purchases from a partner who has been flipping and BRRRR-ing in the Chattanooga area since 2001.

Buy-and-hold rentals

Long-term rentals with a partner who managed investor-owned property for more than five years before selling it.

Renovation purchases

Older homes that need work, with a partner whose background is residential remodeling construction.

Georgia landlord-tenant basics

Rossville properties follow Georgia law (O.C.G.A. Title 44, Chapter 7), not Tennessee's. Georgia is still landlord-friendly, but the Safe at Home Act (HB 404, signed in 2024) changed several rules for leases entered into or renewed on or after July 1, 2024:

  • Habitability: every residential lease is now deemed to include a promise that the home is fit for human habitation, and the landlord must keep it in repair.
  • Security deposit: capped at two months' rent. Return it within one month after the lease ends (or the tenant surrenders the unit), with a written list of any deductions. Landlords with more than 10 units (counting a spouse's and children's) or who use a management agent must also hold deposits in an escrow account and do move-in and move-out inspections, and can owe three times any amount wrongly withheld.
  • Nonpayment: give the tenant written notice and at least 3 business days to pay before you file a dispossessory in Walker County Magistrate Court. Once served, the tenant has 7 days to answer, and either side has 7 days to appeal a judgment. Lockouts and other self-help evictions are illegal.
  • No rent control: O.C.G.A. 44-7-19 bars cities and counties from regulating rents. Repeal bills are filed most sessions (HB 299 in 2025–26), but none had passed at our last review.

Short-term rental rules in Rossville

Chattanooga limits non-owner-occupied STRs to certain zones, but those rules stop at the state line. We couldn't find a Rossville or Walker County STR permit as of our review; confirm with the city before you buy.

  • State fee: Georgia charges a $5 per night state hotel-motel fee on stays of 30 days or less, plus state and local sales tax. Airbnb and similar platforms generally collect and remit the state fee for you.
  • Local taxes and licensing: ask the city and county whether a business license or local hotel-motel tax applies to your property, and whether the platform collects it.
  • Demand: guests come for Chattanooga, Lookout Mountain and the Chickamauga battlefield next door. Underwrite on what comparable Georgia-side listings actually earn.
  • HOAs can ban STRs regardless of city rules.

Rossville FAQ

Questions investors ask about Rossville

Which areas do your Rossville agents cover?

+

Our three vetted partners cover Chattanooga and the Georgia side, including Rossville, Fort Oglethorpe and Ringgold. Tell us your strategy, budget and target area and we'll match you.

Why invest in Rossville instead of Chattanooga?

+

Lower prices, Georgia landlord law, and none of Chattanooga's STR zoning limits, while still being minutes from Chattanooga jobs and attractions. The tradeoff is older housing stock and a small-town market with fewer comps.

Does Rossville cash flow?

+

At Chattanooga-metro medians, no: typical rent is about 0.47% of the typical home value a month. Rossville homes usually cost less than the metro median, so a well-bought rental, flip or BRRRR can work. Run each deal on street-level rent comps and real repair costs.

Can I run an Airbnb in Rossville?

+

Chattanooga's STR rules don't apply in Georgia, and we couldn't find a Rossville or Walker County STR permit as of our review. You still owe Georgia's $5 per night fee and sales tax, and should confirm local licensing with the city. HOAs can ban STRs.

Is Georgia landlord-friendly?

+

Mostly. There's no rent control, and evictions go through a fast magistrate-court dispossessory. Since July 2024, though, every lease includes a habitability promise, deposits are capped at two months' rent, and you must give 3 business days' written notice before filing for nonpayment.

What does it cost to get matched with a Rossville agent?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
