Vetted investor agents across the Montgomery metro

Montgomery has the best rent-to-price of our Alabama markets, and some of the weakest growth. Typical home values in the metro are about $215,000 and typical rent about $1,405, which works out to about 0.65% a month. Both are at record highs and rose 3% to 4% last year. But the population has barely moved in 15 years (about 389,000 in 2025), more people have moved out to other states than moved in almost every year since 2011, and jobs are only about 2% above 2007. Maxwell Air Force Base, home of Air University, and state government provide a steady floor. Alabama is landlord-friendly, and the city has been debating its first short-term rental ordinance. Our vetted partner is a Montgomery broker-owner with 30-plus years of experience in flips and creative financing.

Alabama landlord-tenant basics

Alabama's Uniform Residential Landlord and Tenant Act (Code of Ala. Title 35, Chapter 9A) is generally landlord-friendly. The points investors ask about most:

  • Security deposit: capped at one month's rent, not counting pet deposits and certain other add-ons. Return it, with an itemized list of deductions, within 60 days after the tenancy ends and you get possession back. Miss the deadline and you can owe double the deposit (§ 35-9A-201).
  • Nonpayment: give written notice that rent is unpaid and the lease will end if it isn't paid within 7 days (§ 35-9A-421). Most guides count the 7 days as business days, so count conservatively.
  • Entry: Alabama's act requires advance notice before a landlord enters, except in emergencies. Put a clear entry clause in your lease and follow it.
  • No rent control: Alabama has no rent control and no statewide cap on rent increases. The lease sets the terms.

Short-term rental rules in Montgomery

Montgomery doesn't have a dedicated short-term rental ordinance yet, but the city council has been working on one, so the rules are likely to change soon.

  • The proposed ordinance would set requirements for registering, licensing, managing and operating short-term rentals citywide. In August 2026 the council delayed the vote again while city attorneys cleaned up the draft; a proposed density limit on STR concentration was dropped. Check whether it has passed before you buy.
  • Lodging taxes: stays under 180 days owe Alabama's state lodgings tax plus the City of Montgomery's lodgings tax. Register with the Alabama Department of Revenue and confirm current rates before you underwrite.
  • Prattville, Millbrook, Wetumpka and Pike Road are separate cities in different counties with their own rules. HOAs can still prohibit STRs.

Montgomery FAQ

Questions investors ask about Montgomery

Which areas does your Montgomery agent cover?

+

Our vetted agent partner is the broker-owner of a Montgomery brokerage with more than 30 years in the business. He covers Montgomery, Millbrook, Prattville, Wetumpka and Pike Road, and specializes in flips and creative and owner financing, with established contractor relationships. Tell us your strategy, budget and target area and we'll match you.

Is Montgomery a good market for cash-flowing rentals?

+

It's one of the better ones we track. Typical rent-to-price in the metro is about 0.65% a month, so a rental bought below median can cash flow. The catch is slow growth: population and jobs have barely moved in a decade, so underwrite on today's rents, not appreciation, and pick neighborhoods carefully.

Can I run an Airbnb in Montgomery?

+

Today the city has no dedicated short-term rental ordinance, but the council has been working on one that would add registration and licensing requirements. You'll owe state and city lodging taxes. Check whether the ordinance has passed, and read any HOA rules, before you buy.

Is Alabama landlord-friendly?

+

Yes. Deposits are capped at one month's rent and due back within 60 days, nonpayment can end a lease after a 7-day notice, and Alabama has no rent control.

Can I invest in Montgomery if I live out of state?

+

Yes, but in a market where conditions change block by block, local knowledge matters. Work with an agent who walks properties for you, knows reliable contractors, and can connect you with a property manager.

What does it cost to get matched with a Montgomery agent?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
