Who you'll work with

Vetted investor agents across the Birmingham metro

Birmingham is Alabama's biggest metro, about 1.2 million people, and a steadier, slower market than Huntsville. Typical home values are a record ~$261,000, up about 2% in a year, and typical rent is a record ~$1,400, up about 3%. That works out to about 0.54% a month, so a median-priced rental won't cash flow with a mortgage, and prices vary widely between city neighborhoods and suburbs like Hoover or Mountain Brook. Population has grown only about 1.4% since 2020, and jobs are about 3% above 2019. Alabama is landlord-friendly. Birmingham has no short-term rental ordinance yet, but the city council has been working on one, and several suburbs already restrict STRs. Our vetted partner is a broker-owner with 30-plus years in flips and creative financing who covers Birmingham, Hoover, Homewood, Mountain Brook and Vestavia Hills.

Alabama landlord-tenant basics

Alabama's Uniform Residential Landlord and Tenant Act (Code of Ala. Title 35, Chapter 9A) is generally landlord-friendly. The points investors ask about most:

  • Security deposit: capped at one month's rent, not counting pet deposits and certain other add-ons. Return it, with an itemized list of deductions, within 60 days after the tenancy ends and you get possession back. Miss the deadline and you can owe double the deposit (§ 35-9A-201).
  • Nonpayment: give written notice that rent is unpaid and the lease will end if it isn't paid within 7 days (§ 35-9A-421). Most guides count the 7 days as business days, so count conservatively.
  • Entry: Alabama's act requires advance notice before a landlord enters, except in emergencies. Put a clear entry clause in your lease and follow it.
  • No rent control: Alabama has no rent control and no statewide cap on rent increases. The lease sets the terms.

Short-term rental rules in Birmingham

Birmingham doesn't have a dedicated short-term rental ordinance yet, but the city council has been working on one for more than two years, and the rules are likely to change. Check where it stands before you buy.

  • Drafts have gone back and forth. A 2024 zoning committee vote would have removed STRs from residential districts. A version discussed in 2026 would require a city permit and business license, require owners to live within 10 miles of the property, and cap STRs at 1,000 citywide; a council committee tabled it in March 2026. Other drafts would bar STRs in single-family districts and allow them with restrictions elsewhere.
  • Lodging taxes: short stays owe Alabama's 4% state lodgings tax, Jefferson County's lodgings tax, and the City of Birmingham's lodgings tax. Register with the Alabama Department of Revenue and confirm current local rates before you underwrite.
  • Suburbs set their own rules. Homewood, Hoover, Trussville and Mountain Brook already restrict short-term rentals, and unincorporated Jefferson County has its own zoning. HOAs can still prohibit STRs.

Birmingham FAQ

Questions investors ask about Birmingham

Which areas does your Birmingham agent cover?

+

Our vetted agent partner is a broker-owner with more than 30 years in the business who covers Birmingham, Hoover, Homewood, Mountain Brook and Vestavia Hills, as well as Montgomery. He specializes in flips and creative and owner financing, with established contractor relationships. Tell us your strategy, budget and target area and we'll match you.

Is Birmingham a good market for cash-flowing rentals?

+

Not at the metro median with a mortgage: typical rent is about 0.54% of home value per month. Prices vary widely inside the metro, so investors who want cash flow buy well below median, often with a rehab, and pick neighborhoods carefully.

Can I run an Airbnb in Birmingham?

+

Today the city has no dedicated short-term rental ordinance, but the council has been working on one that could require permits and business licenses and keep STRs out of single-family districts. Homewood, Hoover, Trussville and Mountain Brook already restrict them. You'll owe state, county and city lodging taxes. Check the current rules before you buy.

Is Alabama landlord-friendly?

+

Yes. Deposits are capped at one month's rent and due back within 60 days, nonpayment can end a lease after a 7-day notice, and Alabama has no rent control.

Can I invest in Birmingham if I live out of state?

+

Yes, but conditions change block by block, so local knowledge matters. Work with an agent who walks properties for you, knows reliable contractors, and can connect you with a property manager.

What does it cost to get matched with a Birmingham agent?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
