Vetted investor agents across the Blacksburg metro

Blacksburg is a college town: Virginia Tech dominates the economy and the rental market, and Radford University sits just down the road. Typical home values in the Blacksburg-Christiansburg metro are about $287,000 and typical rent about $1,660, roughly 0.58% a month: under the 1% rule, but well ahead of Richmond's. Values and rents are both at record highs and still rising. The tradeoff is a metro that isn't growing: population has been flat at about 181,600 since 2020, and jobs slipped in 2025. Virginia law got more tenant-friendly in 2026, Blacksburg limits how many unrelated people can share a home, and the town only allows short-term rentals in owner-occupied homes. Our vetted agent partner covers the New River Valley, including Blacksburg, Christiansburg and Radford.

Virginia landlord-tenant basics

Most rentals fall under the Virginia Residential Landlord and Tenant Act (Va. Code Title 55.1, Chapter 12). It's balanced rather than landlord-friendly, and it changed in 2026:

  • Nonpayment: since July 1, 2026, the pay-or-quit notice is 14 days, up from 5 (HB 15 / SB 48, 2026 session). Courts won't grant judgment for unpaid rent on a 5-day notice anymore.
  • Security deposit: capped at two months' rent. Return it, with an itemized list of any deductions, within 45 days after the tenancy ends or the tenant moves out, whichever is later.
  • No rent control: Virginia localities can't cap rents. A 2026 bill to let them limit increases was continued to 2027 in a Senate committee, and the Virginia Housing Commission is studying the idea. Treat it as a live political risk.
  • Occupancy limits: the Town of Blacksburg limits how many unrelated people can live in one home, regardless of bedroom count. Depending on the zoning, it's three or four, and the town enforces it. Check the limit for the exact address before you buy a house to rent by the room.

Short-term rental rules in Blacksburg and the New River Valley

The Town of Blacksburg has allowed short-term rentals, which it calls homestays, since January 1, 2017, under standards set by Town Council:

  • Owner-occupied only: you must own the home and live in it. Investor-owned whole-home STRs aren't allowed in town.
  • Registration runs by calendar year through the town's OpenGov portal; renew by December 1 to avoid a lapse. The standards also limit how many times a year you can rent, set guest safety rules, and require lodging taxes to be paid.
  • Unincorporated Montgomery County handles short-term tourist rentals in existing homes through special use permits, with public hearings. The county has cited properties that operated without one.
  • Christiansburg and Radford set their own rules. HOAs and covenants can ban STRs regardless.
  • Football weekends and graduation create short bursts of demand. Don't underwrite a full year on those nights.

Blacksburg FAQ

Questions investors ask about Blacksburg

Which areas does your Blacksburg agent cover?

+

Our vetted agent partner covers the New River Valley, including Blacksburg, Christiansburg, Radford and Montgomery County. Tell us your strategy, budget and target area and we'll match you.

Is Blacksburg a good market for rental property?

+

For student and university-driven rentals, it can be. Typical rent is about 0.58% of the typical home value a month, under the 1% rule but well ahead of Richmond, and rents are rising about 4% a year. The metro isn't growing, though, so the market depends on Virginia Tech and Radford University enrollment.

How many students can I rent a house to in Blacksburg?

+

Usually three or four unrelated people, depending on the zoning, no matter how many bedrooms the house has. The town enforces the limit. Confirm it for the exact address before you buy.

Can I run an Airbnb in Blacksburg?

+

Only in a home you own and live in. The Town of Blacksburg allows short-term rentals as registered homestays in owner-occupied homes. In unincorporated Montgomery County, short-term tourist rentals go through a special use permit with public hearings.

What changed in Virginia landlord law in 2026?

+

Since July 1, 2026, tenants get 14 days to pay overdue rent after a written notice, up from 5, before a landlord can terminate for nonpayment. Deposits are still capped at two months' rent with a 45-day return deadline, and there's still no rent control.

What does it cost to get matched with a Blacksburg agent?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
