Round Rock is Austin's biggest northern suburb and Dell's hometown: the company's global headquarters is the city's largest employer. The city grew about 18% in five years, to roughly 141,000 people in 2025, and most of its housing is newer single-family subdivisions that rent well to families. It isn't cheap and it doesn't cash flow at median prices. The figures on this page are for the whole Austin metro, where values are still falling. Watch for MUD taxes: many Round Rock-area subdivisions sit in municipal utility districts that add their own tax on top of the city, county and school district. Our two vetted partners here both cover Round Rock, Cedar Park and Leander, and one runs a property management company.

Texas landlord-tenant basics
Texas is one of the more landlord-friendly states, and the law is statewide: cities can't add rent control. Eviction procedure changed on January 1, 2026 (SB 38), so guides written before then are out of date on notice delivery and court timelines. The points investors ask about most:
- No rent control: cities may only regulate rent after a disaster declaration and with the governor's approval (Local Government Code § 214.902). There's no statewide cap on increases; the lease controls, and month-to-month tenancies change terms with a month's notice.
- Eviction: a written notice to vacate (or, for unpaid rent, to pay or vacate) is required before filing, with 3 days' notice unless the lease sets a different period (Property Code § 24.005). SB 38, for suits filed on or after January 1, 2026, changed how that notice can be delivered and sped up the court process. Use a current form or an eviction attorney.
- Security deposit: refund it, with a written itemized list of deductions, within 30 days after the tenant moves out (§§ 92.103–92.104). You don't have to until the tenant gives a written forwarding address (§ 92.107). Withholding in bad faith costs $100 plus three times the amount withheld, plus attorney's fees.
- Late fees must be in a written lease and can't be charged until rent is unpaid two full days after the due date. A fee of up to 12% of monthly rent (buildings of 4 units or fewer) or 10% (larger buildings) is presumed reasonable (§ 92.019).
- Repairs: if a tenant who is current on rent gives notice of a condition that materially affects health or safety, and you don't make a diligent effort to repair within a reasonable time (7 days is presumed reasonable), the tenant can end the lease, repair and deduct, or sue (§§ 92.056–92.0561).
- Texas has no statute setting a notice period for landlord entry. Put an entry clause in your lease.
Short-term rental rules in Round Rock
Round Rock doesn't zone out short-term rentals, but it does require registration. Per the city's November 2025 hotel tax FAQ, renting or advertising a property for stays under 30 days without registering it violates city code.
- Register each STR property separately with the city; one registration doesn't cover a portfolio.
- Hotel occupancy tax is 15% in total: 9% city (7% plus a 2% venue tax) and 6% state. City reports are due monthly, by the last day of the following month, even in months with no bookings.
- Don't assume your platform collects the city tax. Confirm with the city or your platform which portions are remitted for you.
- Older city pages say no STR permit is needed; that predates the 2025 FAQ. Confirm current requirements with the city's finance department before you list.
- HOAs are common in Round Rock subdivisions and many restrict rentals under 30 days. Read the covenants before you buy.

Before you make an offer on a rental property, you need more than a gut feeling. Here is the step-by-step framework serious investors use to stress-test a deal on paper first.
Buying a rental out of state comes down to one thing: the quality of your local agent. Here is the five-step process that keeps investors from getting burned.
Choosing the wrong real estate agent on an investment deal costs more than the commission. Here is the exact checklist investors use to vet an agent before trusting them with the deal.
Questions investors ask about Round Rock
Who will I work with in Round Rock?
+−
We have two vetted agent partners who both name Round Rock, Cedar Park and Leander in their service areas. One is a broker who has run a property management company since 2013; the other is a long-time top-producing Austin-area broker. We match you with the one that fits your deal.
Is Round Rock a good rental market?
+−
For steady tenants, yes: newer homes, good schools and Dell's headquarters draw families who stay. For cash flow at median prices, no. Austin-metro rents are under 0.4% of value a month, and Texas property taxes plus MUD taxes in many subdivisions eat a big share of rent. Buy below median or with a large down payment.
What is a MUD, and why does it matter?
+−
A municipal utility district is a special district that builds and runs water, sewer and drainage for a subdivision and pays for it with its own property tax. Many Round Rock-area neighborhoods are in one. The MUD rate is added to the city, county and school taxes, so check the total rate for the exact address before you underwrite.
Can I run an Airbnb in Round Rock?
+−
Yes. Round Rock doesn't ban STRs, but each property must be registered with the city, and you owe 15% in hotel taxes (9% city, 6% state), with monthly city reports. HOA covenants in many subdivisions prohibit short-term rentals, so check them first.
Why do the charts show the Austin metro?
+−
Round Rock doesn't have its own metro area in Census, BLS or Zillow data. It's part of the Austin-Round Rock metro, so the population, jobs, rent and home-value trends on this page cover that whole region. Ask your agent for Round Rock-specific comps.
Is Texas landlord-friendly?
+−
Yes. Cities can't impose rent control, there's no cap on rent increases, evictions start with a 3-day notice to vacate unless the lease says otherwise, and deposits are due back within 30 days of move-out once the tenant gives a forwarding address. The catch is property tax: Texas has no state income tax and leans on property tax instead, so expect annual bills of roughly 2% of assessed value in most of these metros. That, plus insurance, is what usually breaks Texas rental math.
What does it cost to get matched with a Round Rock agent?
+−
Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
