Joplin is the cheapest of our four Missouri markets, and its rent-to-price is the best of the four. Typical home values in the metro are about $229,000 and typical rent about $1,270, which works out to about 0.55% a month. That's still under the 1% rule, but it's closer than most metros get. The tradeoff is a small, slow-growing economy: jobs sat around 86,000 for most of the 2010s and are about 91,000 now. More Americans have moved in than out every year since 2021. Missouri is landlord-friendly, and Joplin requires a city permit for short-term rentals. Our vetted agent partner is based in Joplin, specializes in investor sales, and comes from a family of agents and property managers.

Missouri landlord-tenant basics
Missouri is generally landlord-friendly. Most of the rules are in RSMo Chapters 441 and 535. The Kansas side of the metro follows Kansas law instead. The points investors ask about most:
- Security deposit: capped at two months' rent. Within 30 days after the tenancy ends, return it or send an itemized list of deductions with the balance. Wrongful withholding can cost up to twice the amount withheld (RSMo 535.300).
- Nonpayment: use Missouri's "rent and possession" case. Demand the rent, then file; there's no fixed waiting period after the demand. The tenant can end the case by paying all back rent plus court costs.
- No rent control: state law (RSMo 441.043) bars cities and counties from regulating rents. Since 2024 (SB 895), they also can't impose their own eviction moratoriums.
- Entry: no statutory notice period for routine entry in Missouri. Put one in your lease (24 hours is typical).
Short-term rental rules in Joplin
Joplin has required a city permit and an annual business license for short-term rentals since January 2022. Applications go to the city's Planning, Development and Neighborhood Services department.
- The application includes a filing fee, a legal description of the property, and a site plan showing the building and each off-street parking space.
- Neighbor notice: the city mails notice to owners within 185 feet and posts a sign. If owners of more than 30% of the land in that area protest, the permit is denied.
- Spacing: in residential districts, an STR can't be within 200 feet of another STR.
- Operating rules: occupancy is tied to bedroom count, one off-street parking space is required per bedroom, events such as weddings and receptions aren't allowed, and contact information and house rules must be posted inside.
- In 2026 the city considered adding short-term rentals to its hotel/motel tax on transient guests. Check whether that passed before you underwrite. HOA rules and covenants can also prohibit STRs.

Before you make an offer on a rental property, you need more than a gut feeling. Here is the step-by-step framework serious investors use to stress-test a deal on paper first.
Buying a rental out of state comes down to one thing: the quality of your local agent. Here is the five-step process that keeps investors from getting burned.
An investor-focused real estate agent does far more than open doors and write offers. Here is exactly what separates them from a standard residential agent, and why it matters for your returns.
Questions investors ask about Joplin
Which areas does your Joplin agent cover?
+−
Our vetted agent partner is based in Joplin and covers Southwest Missouri, including Springfield. She specializes in investor sales and is a third-generation agent and property manager. Tell us your strategy, budget and target area and we'll match you.
Is Joplin a good market for cash-flowing rentals?
+−
Better than most. Typical rent-to-price in the Joplin metro is about 0.55% a month, higher than Kansas City or Springfield, though still under the 1% rule. A rental bought below median can cash flow here. The tradeoff is slow job growth and a short rent history, so underwrite on today's rents, not appreciation.
Can I run an Airbnb in Joplin?
+−
Yes, with a city short-term rental permit and an annual business license. Neighbors within 185 feet are notified and can block the permit, STRs in residential districts must be at least 200 feet apart, and events aren't allowed. Check HOA rules too.
Is Missouri landlord-friendly?
+−
Generally, yes. Deposits are capped at two months' rent, nonpayment goes through a fast rent-and-possession case, and cities can't impose rent control or their own eviction moratoriums.
Can I invest in Joplin if I live out of state?
+−
Yes, but in a small market local knowledge matters more. Pick an agent who walks properties for you, attends inspections, and connects you with a property manager.
What does it cost to get matched with a Joplin agent?
+−
Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
