Who you'll work with

Vetted investor agents across the Brunswick metro

Brunswick is the small working port city at the center of Georgia's Golden Isles, next to St. Simons, Jekyll and Sea Island. Typical home values in the metro are about $320,000 and typical rent about $1,670, roughly 0.52% a month: well under the 1% rule, so a median-priced rental won't cash flow. Prices have flattened since early 2025. The metro is small, about 119,000 people, but more Americans have moved in than out every year since 2011, and jobs are up 13% from 2019. Georgia is landlord-friendly, with no rent control. Unincorporated Glynn County, which includes St. Simons Island, requires a certificate and a 7% excise tax for short-term rentals. Our vetted agent partner covers the coast from Darien to St. Marys and works commercial deals too.

Georgia landlord-tenant basics

Georgia's landlord-tenant law is in O.C.G.A. Title 44, Chapter 7. It's still landlord-friendly, but the Safe at Home Act (HB 404, signed in 2024) changed several rules for leases entered into or renewed on or after July 1, 2024:

  • Habitability: every residential lease is now deemed to include a promise that the home is fit for human habitation, and the landlord must keep it in repair.
  • Security deposit: capped at two months' rent. Return it within one month after the lease ends (or the tenant surrenders the unit), with a written list of any deductions. Landlords with more than 10 units (counting a spouse's and children's) or who use a management agent must also hold deposits in an escrow account and do move-in and move-out inspections, and can owe three times any amount wrongly withheld.
  • Nonpayment: give the tenant written notice and at least 3 business days to pay before you file a dispossessory in magistrate court. Once served, the tenant has 7 days to answer, and either side has 7 days to appeal a judgment. Lockouts and other self-help evictions are illegal.
  • No rent control: O.C.G.A. 44-7-19 bars cities and counties from regulating rents. Repeal bills are filed most sessions (HB 299 in 2025–26), but none had passed at our last review.

Short-term rental rules in Brunswick and Glynn County

St. Simons Island is unincorporated, so it follows Glynn County's rules. The City of Brunswick has its own. In unincorporated Glynn County:

  • You need a county short-term rental certificate for any property rented for less than 30 days. Certificates are renewed each year; since November 2025, applications and renewals go through the county's OpenGov portal.
  • Owners and rental companies that rent six or more properties also need a county occupation tax certificate.
  • Tax: a 7% accommodation excise tax applies to short-term rentals in unincorporated Glynn County, filed and paid monthly by the 20th. Georgia also charges a $5 per night state hotel-motel fee plus sales tax.
  • The City of Brunswick has a separate short-term rental chapter in its city code (Chapter 27). Check it, and the city's zoning, before you buy inside city limits.
  • Many island and resort neighborhoods have covenants or HOAs that restrict rentals regardless of county rules. Read them before you underwrite an STR.

Brunswick FAQ

Questions investors ask about Brunswick

Which areas does your Brunswick agent cover?

+

Our vetted agent partner covers coastal Georgia: Brunswick and Glynn County, St. Simons, Jekyll and Sea Island, Darien, Kingsland and St. Marys. She also handles commercial property. Tell us your strategy, budget and target area and we'll match you.

Is Brunswick a good market for cash-flowing rentals?

+

Not at the median. Typical rent is about 0.52% of the typical home value a month, about half the 1% rule. Prices have been flat since early 2025 after a big run-up. Deals that work here are usually bought below median on the mainland, and insurance costs need to be in the numbers from the start.

Can I run an Airbnb on St. Simons Island?

+

St. Simons is unincorporated, so you need a Glynn County short-term rental certificate for stays under 30 days and must pay the county's 7% accommodation excise tax plus Georgia's $5 per night fee. HOAs and covenants can still ban rentals, so check them first.

Is Georgia landlord-friendly?

+

Mostly. There's no rent control, and evictions go through a fast magistrate-court dispossessory. Since July 2024, though, every lease includes a habitability promise, deposits are capped at two months' rent, and you must give 3 business days' written notice before filing for nonpayment.

Can I invest in Brunswick if I live out of state?

+

Yes, but on the coast local knowledge matters. Pick an agent who checks flood zones, elevation and insurance costs for you before you offer, and who can connect you with a property manager or rental company.

What does it cost to get matched with a Brunswick agent?

+

Nothing. Agents Invest is free for investors. The agent pays us a referral fee only if you close a deal with them.
