Agents Invest Memo #6

October officially jumpstarts us into Quarter 4 with only 12 weeks left in 2021👀.

Here’s our round-up of trends to keep a lookout for as an agent — like investors leading home sales for the foreseeable future and more.

We’ve also got some exciting (and free) opportunities coming your way to jumpstart your path toward working with more investors:

TRENDS

Prices are soaring in the for-sale market and landlords jacking up rents are forcing would-be buyers into rentals.

Buyers are struggling to beat out investors in a frenzied market and will lead home sales for the foreseeable future.

Michael Burry, author of The Big Short, warns that markets are facing the greatest speculative bubble of all time in all things and predicts interest rates rising.

National median rent is rising everywhere, (upwards a staggering 11.4% — since only the start of this year). Rent growth in 2021 so far is outpacing pre-pandemic averages in 98 of the nation’s 100 largest cities.

The national market has seen multifamily investment sales skyrocketing —and on it’s way to achieving record annual volume in 2021.

The Investor Agent Summit was created to help you grow your real estate business by working with more investors.

Whether you’re a seasoned agent who hasn’t worked with investors, or you’re a new agent who wants to fast-track your success—grab your FREE ticket for the Investor Agent Summit from October 12-14. It’s the only virtual summit where you’ll learn from experts how to:

  • Close more and analyze more deals
  • Create multiple income streams

All by working with investors.

Grab your ticket here so you can experience the same results.

VENDOR HIGHLIGHT

It’s hard for agents to find a lender that understands investment properties. An investor agent’s greatest fear? Getting an investor under contract only for a deal to fall through because of financing.

That’s why our vendor highlight for this month is Cody Touchette. He’s a top-rated conventional loan officer specializing in investment property loans, and Cody owns over 140 rental properties himself! Not too shabby.

Because he pulls experience from both the lending and investor sides, he can package deals better and maintain high close rates.

If you want to partner with Cody for your next deal, connect with him here.

Q3 AGENT REFERRAL PARTNER RESULTS

Are you an experienced investor agent who wants to add an additional 12-60 closings this year with ease? Our Agent Referral Partner program is for investor agents who:

Have experience working with buy and hold investment properties
Can easily analyze deals and already have property management contacts
Already have a high level of integrity in their local market

But want to take their investor agent business to the next level by working with even more investors.

In Q3 alone, our Agent Referral Partners closed 53 deals (that’s over $19M in sales!) and continue to see incredible results.

Plus, it’s completely free to participate. We only collect referral fees when one of our investors closes on a property with you.

Think we’d be a good fit? You can apply here to become an Agent Referral Partner.

By the way, if you don’t have experience yet but want to work with investors, join our 4-week Investor Agent Bootcamp to take the first step. We’ll get you up to speed on deal analysis and finding deals, and we’ll even teach you how to develop your own investor database. That way, you can close more deals and become the go-to investor agent in your market.

The doors close on October 22nd and won’t open again until Springtime 2022. Get in now to finish the year strong and have a solid foundation for 2022.

That wraps up your Agents Invest Memo for October. Whether you join for the Summit on October 12th or dive headfirst into our 4-week Investor Agent Bootcamp, we look forward to supporting you on your journey to working with investors.
